The parties to the rental agreement understand that each have a certain amount of interest in the proper management of the home or apartment. The owner has a financial stake that he must protect. The tenant has a personal stake in the living unit that he and his family will call "home".

Once these responsibilities have been identified and agreed to using the lease agreement, the parties can work together, as a team, to protect the interests of all parties. The Landlord pledges that while every problem is not necessarily one that can be solved, every problem is one that deserves being addressed. The first step in addressing Tenant problems is answering the telephone. A Tenant in trouble is often relieved to simply know that he is not alone in dealing with whatever trouble has come his way.

But the service doesn't end there, our in house maintenance staff is trained to observe adverse conditions that can affect your bottom line, and they report those directly to our Licensed Property Manager.

When "Y2K" threatened continuous energy services to our properties, Team Rein acted first by installing emergency power generation systems at our 30 company owned facilities during the summer / fall of 1999. On New Years Eve, 1999 we had men and truck mounted generators fully fueled and standing by ready to roll. Our maintenance staff watched Y2K roll in by way of the internet looking for any signs of unexpected power and natural gas emergencies. Thankfully, the new millennium came in without incident, but the efforts put forth by our firm did not go unnoticed by those most affected by the threat of no heat on New Years day, our tenants.

This "best defense is a good offense" philosophy is what has made us the leader in quality housing in upstate New York. Currently, we are installing our new tenant community page, which will highlight available units and feature on-line applications, maintenance requests, leases, and emergency communications pages so that our tenants can be informed and in touch with the outside world in the event of any future natural or man made disaster.

Effective maintenance and a dedicated staff anxious to serve both owners and tenants alike, are what have resulted in our rental units typically experiencing a vacancy rate of as little as 3% per year. Compare that to rates as high as 10% for our "cheaper" competitors and you will quickly recognize that our experience and techniques make us not only the best but most affordable management team in the area.
